Dear Prospective tenant,

The rental application is the start of the rental process.

Each applicant,18 years and older must apply on a separate application, with a separate email  and must qualify individually. Once this has been completed we will start the qualification process. 

If you are qualified, meeting below listed criteria, we will contact you to set up a time to show the property. This process process can take up to a week.

REQUIREMENTS TO QUALIFY: 

  1. Verifiable, Earned, sustainable monthly income that equals 3 times amount of rent per month, (Unemployment, child support, etc does not count as earned income) 
  2. Credit Score minimum 600 
  3. Each occupant 18 years and older must submit an application 
  4. No negative landlord verification 
  5. No prior evictions in the past 7 years
  6. Submit to Criminal Background Check
  7. Valid Drivers License and Social Security Card 
  8. No outstanding debt with Utility companies, utilities MUST be in Tenant's name

 

Maximum of ONE pet per household and must complete "Pet Screening" for pet 

DO NOT TRESPASS on to the property as most of the properties are currently rented.

PANDEMIC SHOWING PROTOCOL: 

  • PROSPECTIVE TENANT MUST BE QUALIFIED BEFOR ADMITTANCE TO PROPERTY
  • PROSPECTIVE TENANT MUST WEAR FACIAL COVERING AND DISPOSABLE GLOVES WHEN VIEWING ANY PROPERTY
  • CURRENT TENATS WILL BE NOTIFIED 24 HOURS IN ADVANCE TO SET UP APPOINTMENT

We do require an application before we are permitted to show the property to prospective renters. The reasons for this are:

  • Safety of the agent and current tenant(s).
  • Background screening is completed before we show a property
  • Most of the properties have current tenant's items in the property, and their personal property.  We feel is necessary to protect them just as we would feel it necessary to protect you if you become a tenant.
